Golden Visas Assistance

In 2012 Portuguese Government approved the Law, that allows Non-Shengen residents, who invest in Portugal, to obtain Portuguese residence and later nationality. Golden Residence Visas are granted under special conditions

Conditions

• Acquisition of real estate with a total value of 500 000 Euros; or 400 000 Euros in properties, located in the areas with low density,or 350 000 Euros in buildings, constructed before 1951. (could be bought several estate objects with the total value, mentioned above. For example 2 properties 250 .000 Euros each giving in total 500 000 Euros);
• Money deposit in Portugal Bank of minimum 1.000.000 Euros;
• Investment in shares of Portugal company of minimum 500 000 Euros;
• Creation of minimum 10 jobs in Portugal;

Validity Period

The Golden Residence visa is granted for 5 years. For the first time it is issued for a one year period, then should be renewed 2 times for a two years periods. To renew the Portugal Golden Residence, it is required to:

• Maintain the amount of investment for 5 years;
• Stay in Portugal for at least 7 days per year;
• Avoid criminal records in Portugal and in the country of citizenship;

How it Works

• After the first 5 years of Golden residency, Portuguese nationality can be asked and obtained one year later, after 6 years in total of permanent residency;
• Family reunification can be obtained .it is possible for the bearers of the Residency permits to bring the rest of the family;
• Travel freely in the Shengen area and obtain visas in Lisbon to the rest of the world with no difficulties;
• The applicant to the golden visa may benefit from non habitual residents tax regime;

Advantages

• Properties, that are bought to obtain Golden Residence, could be rented and bring rentals income to the owner. That is why many people are buying properties with the rental guarantee;
• It is possible to obtain the Golden Residence visa on the stage of the Promissory Contract, if the amount of investment on this stage meets the criteria (Paragraph 1);
• It is possible to buy more than one property (example: two of 250.000 euros)
• Co-ownership is possible (2 beneficiaries with a property of 1.000.000 euros)

Documents to Apply for a Golden Visa

• Application form;
• Passport, copy of all pages certified;
• Portuguese, or Shengen valid visa in Passport and stamp of crossing the border;
• Health international insurance, valid in Portugal
• Signed application, enabling SEF in Portugal to check your Criminal Records;
• Criminal Record Certificate from applicant’s home country;
• Proof of the investment;
• Marital status or civil marriage should be proved, whether there is joint property;
• Tax number in Portugal;
• Certificate from Social Security and Tax department of Portugal;
• Certificate from Portugues bank, where the money came from abroad;

All foreign documents must be officially translated to Portuguese and certified.
